Sutherland House Care Home is a purpose-built, luxury care home opening in Broughty Ferry in early 2027, designed to offer exceptional support for older people in a setting that feels warm, familiar and connected to the local community.
Located on Dalhousie Road, on the site of a former hotel, Sutherland House has been thoughtfully planned to reflect the character of Broughty Ferry while introducing modern facilities, accessible design and beautifully finished interiors throughout. Close to local shops, cafés, transport links and seaside walks, it is ideally placed for residents and visiting families alike.
Sutherland House will provide a range of care services tailored to individual needs, including residential care, nursing care and dementia care, alongside palliative and short-stay support. The focus is on delivering person-centred care that supports wellbeing, dignity and independence, while creating a genuine sense of belonging.
The home will feature 54 private en-suite bedrooms, each designed with comfort, privacy and accessibility in mind. Wet-floor shower rooms and fully accessible layouts will help residents live with ease and confidence, supported by highly trained colleagues and a household-style approach that promotes familiarity and calm.
Sutherland House is being created as more than a care setting. It is being built as a place where people can continue to enjoy everyday routines, meaningful relationships and moments that bring joy.
Residents will benefit from a wide range of premium communal spaces, including a welcoming café, a cinema and activities room, a hair and beauty salon, private dining for family celebrations, and bright lounges and dining areas on each floor that support community living.
Outdoor space will also play a key role in daily life. Landscaped gardens, terraced seating areas and safe walkways will provide opportunities for fresh air, time with loved ones and the wellbeing benefits of being outdoors, particularly valuable in a coastal location like Broughty Ferry.
Sutherland House represents a significant investment in the Dundee area, bringing both new care services and new employment opportunities. The development is expected to create around 60 to 70 roles, including nursing, care, hospitality and support positions.

The name Sutherland House is a proud nod to local creative heritage, inspired by the late David Sutherland, one of Scotland’s most influential illustrators. Closely associated with DC Thomson, he was responsible for shaping some of the most recognisable characters in British comic history, including The Bash Street Kids and Dennis the Menace.
By choosing a name with strong cultural roots, Sutherland House reflects Broughty Ferry and Dundee’s rich creative legacy, helping the home feel connected to its surroundings and the stories that have shaped the local area.
